Travelers Insurance Office and Lab Renovation

Challenge

Travelers wanted to renovate 99 Lamberton Road, Windsor CT to improve their existing office spaces and to relocate their existing Risk Control Laboratory (RCL) from 90 Lamberton Road, with operations at 90 Lamberton continuing until the new laboratory was operational.

Hallam-ICS was invited to provide the MEP engineering for the project in coordination with an architect. The renovation added new full-height offices, open office spaces, open lab, hydraulics lab, analytical lab, Scanning Electron Microscope (SEM) lab, and appliance test rooms.

 

Solution

The mechanical design featured a new air handling system with active heat and energy recovery. The office area was supplied with comfort cooling and heating via variable air volume (VAV) boxes from the existing rooftop unit. Five small office spaces and one huddle room were also added within the office area. Each office, and the huddle room, were provided with a constant air volume (CAV) box. This allowed each space to be individually controlled as each box can turn on and off depending on setpoint.

The proposed electrical load for this renovation was determined to be greater than the existing capacity and as a result, Hallam-ICS designed a new electrical distribution that would suit Travelers Insurance’s desired capacity and would allow them flexibility to grow. New lighting was provided throughout with suitable light level outputs to meet target light levels. Lighting controls were designed in accordance with the most recent energy code and Travelers Insurance standards. Additionally, Hallam-ICS oversaw the audiovisual and door access control design and coordination.

Hallam-ICS was able to determine long-lead equipment items and helped Travelers Insurance facilitate the pre-purchasing of any equipment and components that were critical to the project going forward. The design team worked closely with local vendors to make determinations and select equipment that met the needs and was available in time.

Results

Our team accomplished the following:

  • Seamless Lab Relocation with Zero Downtime: Hallam-ICS enabled Travelers to relocate their Risk Control Laboratory while maintaining full operations at the original site, ensuring a smooth transition and uninterrupted business continuity.

  • Customized MEP and Controls Design: The project included a fully new mechanical and electrical distribution system to support expanded lab and office spaces, with energy-efficient HVAC zoning, smart lighting controls, and future-ready power capacity.

  • Proactive Equipment Strategy: By identifying long-lead items early, Hallam-ICS helped Travelers pre-purchase critical components, minimizing project delays and keeping construction on schedule despite ongoing supply chain challenges.
